How long does the planning and permitting phase take?

For a typical residential remodel, planning runs 2 to 4 weeks and permitting in Miami-Dade runs 4 to 12 weeks depending on scope and reviewer cycles. New construction permits average 12 to 20 weeks. We tell you the realistic window after the first site visit.

Most likely yes. Any electrical, plumbing, or structural change in Miami-Dade requires a permit. Cosmetic work like paint, flooring replacement, or vanity swaps usually does not. We tell you exactly what your scope requires before you commit.

Either works. We coordinate cleanly with any licensed Florida architect you bring. If you need one, we have several Miami firms we trust and can introduce you. For Design/Build projects we bring the architect under our contract.

We respond to comments within 5 business days and resubmit. Most rejections come from minor corrections that are quick to address. Because we know what reviewers look for, our packages typically clear in one or two cycles. You do not pay extra for resubmissions.
