What does full project management actually include?

Everything from preconstruction planning to final closeout. We coordinate the architect, engineers, surveyors, and every trade. We pull permits, schedule inspections, manage the budget, run weekly milestone walk-throughs, and deliver the project with all warranties, NOAs, and as-builts. You make the design decisions. We handle the rest.

A lot of contractors build the project. We build and run it. That means weekly progress reports with photos, spend tracking against budget, milestone walk-throughs you actually attend, and a single project lead who knows every detail of your job. Most clients tell us they have never had this level of communication on a previous project.

No. Our project management fee is included in the contract price for any build we manage. There is no separate hourly billing or PM markup. The price you sign on day one is the price we hold to, with itemized change orders only when scope actually changes.

We tell you the moment we see it coming, with a written explanation of why and what it costs to fix. Most overages come from scope changes you request after the contract is signed. For those we issue a clean change order with the cost and schedule impact before we proceed. We do not surprise you at the end.
